Engineered wood flooring explained: wear layer thickness, floating vs glue-down installation, and underfloor heating compatibility.

Engineered wood flooring is built from a real hardwood top layer, usually oak, bonded to several layers of plywood or HDF underneath, laid in a cross-ply pattern so each layer runs at right angles to the one below it. That construction is what makes it fundamentally different from solid wood: it resists the expansion and contraction that comes with UK humidity swings, which is why it's the default recommendation for ground floors, concrete subfloors and anywhere with underfloor heating.

The single most important spec to check before buying is wear layer thickness, the depth of real wood on top that you can actually sand and refinish. Budget products with a 0.6-2mm wear layer can rarely be sanded at all and are effectively a one-lifetime floor. Standard UK engineered wood runs a 3mm wear layer, good for one or two sandings over its life. Premium products with a 4-6mm wear layer can be refinished two to four times, closing much of the gap with solid wood's longevity.

Installation comes in three forms: floating (click-together, no glue or nails, the most common DIY-friendly method), glue-down (more stable underfoot, harder to remove, common in commercial and larger domestic jobs), and secret-nail (nailed through the tongue edge, mostly used with thicker traditional boards over a timber subfloor). Which one suits you depends on your subfloor, whether you're fitting it yourself, and whether the room has underfloor heating, since floating and glue-down are generally the UFH-compatible methods.

Expect to pay £25-70 per m² for materials in the UK, rising to £85 per m² for premium wide-board or hand-finished products, plus £10-30 per m² for fitting depending on installation method. Oak accounts for the large majority of UK sales, with walnut, ash, maple and bamboo available at various price points for a different look or harder-wearing surface.

Most UK engineered wood is sold pre-finished, either lacquered or oiled at the factory, so there's no sanding dust in your home and you can walk on the floor as soon as it's laid. Lacquer is the more common finish here: hard-wearing, wipe-clean, and typically good for 10-15 years before it needs refreshing. Oiled finishes penetrate the wood rather than sitting on top, show scratches more readily but are easier to spot-repair, and need an annual re-oil in busy areas like a hallway or kitchen.

Grade is worth knowing about too, separate from wear layer thickness. Prime grade boards have minimal knots and a uniform colour, giving a clean, contemporary look at a premium price. Rustic grade shows more knots and natural colour variation, which costs less and, for a lot of homes, looks more at home in a period property. A distressed or hand-scraped texture goes a step further and actively hides day-to-day scratches, useful if you've got a boisterous dog or young kids running over the floor.

Board width and length also affect both price and how a room reads visually. Narrow, shorter boards (around 120-150mm wide) suit smaller rooms and period cottages, while wide plank formats (180-240mm) have become the more popular choice in open-plan extensions and new builds, since fewer joins per m² gives a calmer, more contemporary look. Wider boards generally cost more per m² and need a slightly flatter subfloor to sit well.
